One such solution is the implementation of zoning laws.  Zoning laws would establish buffer zones between residential and commercial properties, allowing residents to maintain their privacy while allowing business owners access to potential customers.  Currently, Houston has no zoning laws, giving developers a free hand in designing their projects without considering how they might impact nearby residential areas. If Houston adopted zoning laws, it would bring about several changes. For one, businesses would be restricted from building too close to homes, creating buffer zones and preventing high-density commercial developments from intruding on residential areas.  Developers would also need to consider the impact of their projects on neighbors, ensuring adequate space is provided between residential and commercial properties.   Impact Of Zoning Law:Zoning laws could help Houston achieve a more harmonious balance between residential and commercial developments. It would ensure that residents can peacefully co-exist with business owners while providing businesses an opportunity to thrive. However, it is essential to note that zoning laws may not be the best solution for every neighborhood in Houston. As such, city leaders must consider the unique needs of each neighborhood when plotting out their zoning plans. Who Proposed Zoning Law:The city's planning and development department is proposing changes to the city code, and Houston could soon see significant improvements in its residential and commercial developments. As they suggest, establishing buffer zones between mid-rise buildings and single-family homes, providing adequate space for fencing and landscaping, setting citywide lighting and dumpster requirements, and regulating the construction of properties over 75 feet and 65 feet, the city could create a more balanced living environment for its citizens. Additionally, businesses may be incentivized to invest in Houston, knowing that their operations will not interfere with residential areas, fostering economic growth and development. The planning commission and Livable Places Committee have already been working with residents on proposed changes since April 2021.  The Houston City Council is expected to vote on the issue on Jan 18, and if approved, these code requirements could go into effect soon after. The new code requirements would help ensure that residential and commercial developments are harmonious. Steps made:The city has already taken several steps to create a more harmonious relationship between residents and businesses. For one, the Museum Park Neighborhood Alliance proposed a plan to reduce garage lighting from nearby high-rise buildings to help preserve the peaceful atmosphere of their neighborhood.  The city has also implemented a process for approving new projects, requiring developers to submit detailed plans outlining their desired project and how it will impact nearby properties. This allows the city to better evaluate a potential development before giving their approval, helping ensure that the project does not negatively impact the surrounding area. Conclusion:Implementing zoning laws in Houston could create a much-needed balance between residential and commercial developments.  By providing adequate buffer zones, enforcing lighting regulations, and creating processes for approving new projects, the city can ensure that its citizens can peacefully coexist with businesses while still fostering economic growth. However, the city must consider the unique needs of each neighborhood when plotting out its zoning plans.   With the recent planning and development department proposal, this could soon become a reality for Houston's residents and businesses. Providing commuters with safe, reliable public transport options can make it easier for people to get from one place to another, making it more attractive. Finally, Houston departments should work with local businesses and organizations to create more jobs, which can also help bring more homebuyers into the city. By taking these steps, Houston can become a top destination for homebuyers and move up the national home sales list.  It is an attainable goal, given the right circumstances. With the right approach and a commitment to making the city even more attractive, Houston can make its mark as one of the top cities for home sales. As Houston is a worthy place to live, work, and play, it is only a matter of time before it rises the national home sales list. Houston Native R'Bonney Gabriel Crowned Miss Universe 2023 R'Bonney Gabriel of Houston was crowned Miss Universe 2023. After fierce competition among 84 women from countries around the world, she emerged victorious as the winner of this year's pageant.  She competed as Miss USA and faced Amanda Dudamel of Venezuela and Andrena Martnez of the Dominican Republic in the top three. The competition was held in New Orleans, and the women competed in various categories, including evening wear, talent, and swimsuit. In addition to these competitions, they also answered questions on various topics during the pageant's final round.   Bonney Gabriel:Bonney Gabriel is a model and fashion designer with a degree in International relations and a minor in French. She has previously competed at Miss USA, placing as the runner-up in 2018.  She was also the first Filipina to win Miss Texas. A 2018 University of North Texas graduate, Gabriel runs her independent clothing label out of Houston called R'bonney Nola.  She is also a sewing instructor at Houston-based nonprofit Magpies & Peacocks, which collects and reuses post-consumer clothing and scrap textiles. In addition, she is also an advocate for mental health awareness, and she hopes to use her platform as Miss Universe to spread awareness about the importance of taking care of one's mental health. What is Gabriel's Answer to the Final Question to which she was Selected Miss Universe 2023:During the final question and answer segment of Saturday night's competition, Gabriel was asked how she would work to demonstrate Miss Universe as an empowering and progressive organization if she won the title.   She responded that she would use her platform to be a "transformational leader," emphasizing how she uses fashion as a force for good by reducing pollution by using recycled materials in her clothing. She also mentioned that she sees Miss Universe as a platform to promote diversity, inclusion, and acceptance and plans to use it to inspire young girls worldwide. Winning Speach:The crowning moment was incredibly emotional for Gabriel, who said she was grateful and humbled to have won the title. She is the first woman from Houston to win Miss Universe and has already earned great respect from her peers. She speaks those beautiful words! "I am incredibly honoured to have been named Miss Universe 2023," said Gabriel. "It's a dream come true, and I want to thank everyone who has supported me on this journey. I will work hard to make sure that my message is heard around the world: that we are all part of a global community, and that we can make it a better place through acceptance, inclusion, and kindness."
